Vapor barrier installation in San Jacinto CA - a drier crawl space under your floors
A musty smell coming up through the floor, or bare damp dirt under the house? We lay a sheet that keeps ground moisture down.
Have your crawl space checked first
Call (951) 292-7462 or use the form, and I'll tell you whether your crawl space is ready for a sheet or needs a repair before one goes down.
Does my crawl space need a vapor barrier?
Vapor barrier installation in San Jacinto means our crew lays a plastic sheet over the entire dirt floor of your crawl space, and a well-installed one helps hold down the ground moisture and soil gases that rise into the space under your house.
Most people who call me haven't been under their house in years, and they're not sure what's down there, so I start by going and looking. The cost and the schedule turn on how big the crawl space is, whether there's water to track down first, how much old plastic and insulation has to come out, which sheet you pick and whether the crawl space is vented. You'll get your own figure on the estimate once I've been down there and seen it.
Why San Jacinto homeowners call us about their crawl space
I come out for the estimate
I usually come out for the estimate myself and photograph what's under your house before anything gets quoted. Our install crew does the work, with a lead installer running your job.
Started on my dad's crew
I grew up crawling under houses with my dad around San Jacinto and opened this business in 2013. We work in city limits and unincorporated county areas, from Hemet and Menifee to Beaumont.
Licensed and insured, no cover-ups
We're licensed and insured. If I find a leaking pipe or loose wiring down there, I'll tell you it belongs to a plumber or electrician instead of hiding it under new plastic.

How our vapor barrier installation works
If there's standing water under the house, I find where it's coming from before any sheet goes down, because plastic over a wet floor only hides the problem. I'll also tell you which sheet the quote includes and whether your crawl space is vented, since that changes the job. Once the floor's dry, our crew pulls out the old plastic and any old insulation, grades the dirt smooth and picks out rubble and sharp rocks that could poke through, then lays the new sheet over the whole floor. In an unvented crawl space, a federal energy checklist calls for sealing the seams and the spots where pipes and wires pass through with a durable sealant that suits the sheet. Where someone will crawl to reach a water heater or ducts, the same guidance suggests considering mats or carpet runners on top, and I'll bring that up if your crawl space has those paths.
Some houses need more than a sheet. When drafts come down from above, attic air sealing closes the gaps around lights, pipes and the hatch so the house stops pulling damp air through. When the floors stay cold after the crawl space dries out, retrofit insulation adds insulation to the house you already have.
Basic poly sheet
This suits a crawl space nobody goes into much, with a smooth floor and little traffic. It costs less, and it does the job as long as nothing tears it.
Puncture-resistant sheet
This suits a crawl space with a furnace, water heater or ducts that someone has to reach. It holds up to knees and tools better, which matters because a torn sheet lets ground moisture back in.
Sheet with vent sealing
This suits owners who want to close up a vented crawl space. Federal guidance says to first confirm no equipment draws its outside air through those vents, so that's something I'll go over with you before we plan it.
How can you tell your crawl space needs a vapor barrier?
A musty smell indoors
A damp, earthy smell in the rooms above usually means moisture is rising off bare dirt underneath. Left alone, it settles into the wood framing and the insulation.
Torn or missing plastic
If you look through the hatch and see bare dirt or plastic bunched in the corners, the ground is breathing straight into the space. The longer it stays that way, the more moisture the wood takes on.
Water or mud underneath
Puddles or wet mud under the house mean water is getting in from somewhere. A sheet won't fix that, and waiting lets it soak the framing and anything stored down there.
Floors that feel spongy
Cupping boards or a soft spot in the floor can point to moisture working up from below. Caught early, it's usually a drying job. Caught late, it can mean replacing wood.
What happens after you call about a vapor barrier?
Call, then I come out
Call or send a message, and I'll come go through the crawl space with you and show you photos. My estimate lays out each step in the order it should happen.
Our crew does the work
Our crew does the work in the order the estimate lays out, so a water problem gets handled before the new sheet goes across the floor.
Walk through the finished job
Before we leave, I walk you through the finished crawl space, so you can see the sheet covering the floor and how it meets the walls and piers.
Crawl space vapor barrier questions
These are the questions San Jacinto homeowners ask most about crawl space vapor barriers. If yours isn't here, call and ask, and I'll tell you what I'd want to check first.
How much does a crawl space vapor barrier cost in San Jacinto?
The price comes mostly from the size of your crawl space, the sheet you choose and the work that has to happen before the sheet goes down. A puncture-resistant sheet costs more than a basic one, a water problem adds its own step, and hauling out old plastic and insulation adds labor. Sealing vents adds to it too, and I'll put your number on the estimate after a look.
How thick should a crawl space vapor barrier be?
Department of Energy guidance calls for a sheet at least 6 mil thick, which is six thousandths of an inch, and a sturdier choice is at least 10 mil or a cross-laminated, puncture-resistant 6-mil sheet. The thinner sheet is fine where nobody crawls, but if someone goes down there to reach a water heater or ducts, the sturdier one is usually the better buy.
Who handles permits and inspections for a vapor barrier in San Jacinto?
If your job needs a permit, we pull it, set up the inspections and walk you through what the city or county asks for. Inside the city, San Jacinto's Building and Safety Division reviews permit applications and inspects construction projects, so that's the office to ask if you want to check for yourself. State energy standards for the parts of a house's outer shell also vary by where in California the house sits.
How do I get my crawl space ready for a vapor barrier?
Clear out everything you've stored in the crawl space, along with any loose debris, before the crew arrives, because federal guidance says the space has to be empty before work begins. Once it's empty, the rest of the cleanup is ours.
What causes moisture in a crawl space after a vapor barrier goes in?
Usually it's air leaking into the space, or a water source that never got fixed. Leaking air usually carries far more water vapor than moves through walls and floors on its own, and the wrong vapor layer in the wrong spot can make a building's shell fail early. Ask any installer how their plan handles air leaks as well as the sheet.
Do I need a vapor barrier if my house is on a slab?
On a slab house, the barrier belongs under the concrete, since Department of Energy guidance places a polyethylene sheet over gravel beneath a floor poured on the ground. That sheet goes in when the slab is built, so the crawl space sheet on this page is for raised floors with dirt underneath. If you're not sure what your house sits on, I can tell you on the first visit.
